Tellapur is fast gaining importance in Hyderabad’s real estate as several gated communities are underway in the area. Located in Medak district, its proximity to the IT hub and business districts makes the area a good investment option.

Why Tellapur is a good investment hub
Though the area is still in its development stage now, many proposed projects such as the Techno City and integrated townships are sure to boost demand in the area. The Wipro campus in the area and other companies such as Microsoft and Polaris are in close proximity. Due to this majority of the population here is from the IT sector. The area is also close to the Outer Ring Road (ORR),which allows residents to enjoy great roads and have access to all parts of the city. The flyover that connects Lingampally to Nallagandla near Tellapur also reduces travel times and helps to avoid a railway crossing on the way.
The area offers mid range and high end housing options. S Sravan Kumar Reddy, proprietor of Ubiquity Realty says, “People are in the wait and watch phase of buying property here. They are waiting for the proposed development plans to take off before investing here. However after 5 years the prices will escalate too much. Most of the projects are in the initial stages of construction. Apartments are priced at about ` 2,500 per sq ft onwards, while villas fall in the ` 1 crore to 3 crore price range.“
The area mostly houses people from the IT sector, BHEL, professionals working in Patencheru and Financial District, colleges and international schools.
Swati Mutyala, a homemaker who has been living in the area for a year now says, “There are only gated communities here. People are not looking at building independent houses or apartments here as the area is a bit deserted and so safety becomes an issue. Gated communities are safer in this sense. Most of the people living here are end users.

Residents of the area are mainly end users. There are very few tenants. Nallagandla is a ten minute drive and has kirana stores from where one can shop for daily items. One has to travel to Gachibowli area for any major shopping or entertainment. The roads are very good and there is hardly any traffic so travelling is not any issue. However one would need their own vehicle to get around as there are no autos or buses plying in the area.“ The area has affordable rental options. Hemalata J of Sankalp Infra Projects says, “The rental for a 2-BHK is about `12,000 and ` 15,000 for a 3-BHK. Few villas are also available for rent at about ` 30,000 per month.“
Tellapur is about 16 km from Hitec City, 27 km from Punjagutta, 32 km from Secunderabad and 38 km from RGIA.Gopanpalli, Osman Nagar, Vidyut Nagar and Serilingampally are some of the localities near the area. “The roads are good for now, but they will end up being too narrow in the next five years when this locality and its surrounding areas witness rapid development and traction from people,“ says Reddy.
