Mayur Vihar Phase-II is situated adjacent to Sanjay Lake Park and NH-24 Highway that connects UP to Delhi. It’s the first purely residential community that can be accessed across the Yamuna from NH-24. Because of Sanjay Lake Park, the place has a lot of greenery, and this is what has been given the utmost importance since it has been designed. The area has witnessed a sud den price rise in the last few years.Subhash Singh, a real estate agent in Mayur Vihar, Phase-II, says, “There are three reasons for the price rise in the last few years.One, it is well-connected to Noida, Ghaziabad (via NH-24) and Central Delhi. Second important reason is that Mayur Vihar PhaseII has no slum colony; it is completely residential with only DDA flats, no builder flats even. Third reason, it is a very green place, because of Sanjay Lake. The lake is also developing with the passing time. Government is also planning to make an amusement park at Sanjay Lake. The lake is in a well-maintained condition and offers a good place for people to exercise and breath fresh air in an otherwise polluted city.“
Mayur Vihar Phase-II is just 4 km from Anand Vihar ISBT, 12 km from CP, 7 km from Noida, 10 km from Khan Market, 5 km from Laxmi Nagar, 12 km from New Delhi Railway Station and Old Delhi Railway Station. As the area is divided into pockets, so the price varies from pocket to pocket. “In pockets A, C and F, the prices of MIG apartments (2-BHK), ground floor and 1st floor, vary from `95 lakh to `1 crore for 66 sq m. The price of LIG apart ments (1-BHK), second and third floor, varies from `70 lakh to `1 crore for 49 sq m. Pocket E, being the posh area has got the maximum price. The cost of ground and first floor, 3-BHK starts from `3 crore for 110 sq m,“ Singh further says.
The place also has a good mar ket. The Pocket-B market has a shopping complex which caters to the needs of every strata of the society. Nearby areas like Vinod Nagar, Kalyan Vas, Trilokpuri, Kalyan Puri and Pandav Nagar, provide much necessary support on utility services, housekeeping, hardware, wholesale groceries and flea markets (mandis), etc.Within Mayur Vihar Phase-II, there are a number of banks, restaurants, eat-out joints, hospitals, nursing homes, old citizens club, vocational centre, fitnesssports centres, branded retail outlets, coaching centres which cater to the needs of the locality as well as account for visitors from nearby locations.
With the Delhi Metro Phase-3, Mayur Vihar Phase-II would have a dedicated station inside PocketC on the Mukundpur-Shiv Vihar line by 2016, this would increase the property prices further.
